CONTINUING RESIDENTS have until Wednesday, January 10, 2024 to make an appointment to sign their new lease for 2024-2025. 

OPEN MARKET begins Monday, January 15, 2024.

Although we are accepting applications now, our current residents will receive priority should they choose to re-lease their unit.

We will begin notifying new applicants about their application status beginning on Monday, January 15, 2024.

Be sure to read our Rental Policies and the instructions below to learn about our application and leasing process.

Application fees are non-refundable and incomplete applications will not be processed.  Please make your selection carefully.

CONTINUING RESIDENTS

CONTINUING RESIDENTS: Please note that our leasing procedures for Isla Vista have changed this year

 

Dear Residents, please note that you have until Wednesday, January 10, 2024, to let us know if you will be continuing in your unit for the 2024-2025 term.  We will gladly accept applications5for continuing lease renewals after the deadline if your unit is still available.

 

STEP 1: APPLY ONLINE!

  • Select one “Key Person” to start the application process.
  • Ensure you have one continuing person per bedroom.
  • Key person needs to have all roommate names and email addresses ready to complete their application.

 

  • Go to www.meridiangrouprem.com
  • Select APPLY NOW.
  • Select Existing Account.
  • Select and complete the Isla Vista Continuing Resident Application (2024).
    • Selecting the incorrect type of application could cause you to be charged an application fee and will affect the process of your renewal.
  • Provide the name of your Guarantor and their email address under the Additional Applicants Section of the application. This information is required. Each guarantor will receive an email invitation to apply and their application will be linked to your group.
    • ALL applicants are required to apply with a guarantor.
    • Some applicants have the option to apply without a guarantor but will be required to pay a double security deposit of the entire amount for the whole unit.
  • Provide the names of each Roommates / Housemates, and their email address under the Additional Applicants Section of the application. This information is required. Each roommate will receive an email invite to apply, and their application will be linked to your group.
  • When roommates complete their application, they are required to invite their guarantor under the Additional Applicants Section.
    • Anyone looking to reside in the unit must apply with their own guarantor.
  • ALL applicants are required to upload a copy of their photo ID when applying.
  • Key person should email their group including guarantor’s that they have completed their application and to be on the lookout for each person’s email invite. If their roommates or guarantors do not see the invite, have them check their junk folder for an email from donotreply@rentmanager.com

 

  • ROOMMATE CHANGES AND CONTINUING QUALIFICATIONS
  • In order to qualify for the continuing rental rate and benefits, you must have at least one resident per bedroom (from the current lease) apply to continue the lease for an additional year (if you are in a two-bedroom apartment, at least two residents on the current lease must apply to continue the lease in order to qualify for the continuing rate).
  • Additionally, the continuing residents must stay on the lease until the continuing lease start date.  Roommate changes and lease assignments will be permitted as long as you still fulfill the requirement of one resident continuing per bedroom.
  • However, should you complete any roommate changes or lease assignments that result in less than one resident per bedroom continuing, you will 1) no longer qualify for the continuing rental rate, 2) your new lease’s rental rate will be increased to the market/new lease rental rate for your unit, and 3) you must move out at the end of your current lease so that Meridian group can enter and restore your unit back to move-in condition.
    • June leases: must move out by 12pm on June 15, 2024 and can move in on June 24, 2024.
    • September leases: must move out by 12pm on September 14, 2024 and can move in on September 23, 2024.

 

STEP 2:  GUARANTORS

Please be advised that, although you may be applying to be the guarantor for a specific applicant, the lease agreement is joint and several and all parties to the lease, including the lessees and the guarantors, are all jointly and severally liable for all of the obligations of the lease.  Every applicant is required to apply with their guarantor before they can be approved.

 

  • All guarantor’s associated with your group will receive an email invite to apply from “donotreply@rentmanager.com”. Please check your junk or spam folders it you have not received it.
  • Go to www.meridiangrouprem.com and select APPLY NOW.
  • Select and complete the Isla Vista CONTINUING Guarantor Application.
    • Selecting the incorrect type of application could cause you to be charged an application fee and will affect the process.
  • Provide the name of the person that you are the Guarantor/cosigner for under the General Information tab on the application titled What is the Name of the person you are the guarantor for.

 

STEP 3:  APPLICATION PROCESS

  • Applications are processed in the order they are received.
  • Applications must be completed by all the applicants and guarantors of the group before they will be considered complete.

 

STEP 4: SIGN YOUR LEASE

  • You will be assigned a new account number for your 2024-2025 lease term, so please be sure to look for your lease and make payments to the correct account.
  • Once all the applications from the residents and their guarantors are received, we will send you your lease to sign electronically through your Tenant Web Access Portal.
  • You will have 3 days to have all approved applicants sign the lease.
    • Failure to sign the lease on time could lead to forfeiture of the unit and it will become available on the open market.
  • Security deposits must be paid at the time the lease is signed and can be paid online by any person who has signed the lease.
    • If you do NOT have any changes in roommates, then the security deposit being held for your current lease will roll-over to your new account at the start of your new lease.
      • If there is an increase in your new rent, you will need to pay the difference in price.
    • If you have ANY changes in roommates, a NEW security deposit will need to be paid in full.
      • The deposit being held for your current lease will be returned within 21 days of the lease end date to the Key Person for the current lease.
      • The new deposit is equal to 1 month’s rent plus $200 or twice the monthly rent if you were approved without guarantors.
      • Payment is accepted through your Tenant Web Access (TWA) account or in the form of a cashier’s check, personal check or money order made payable to Meridian Group.

Cash cannot be accepted in our office at any time.

        • Payments made online with a debit or credit card are subject to a credit card finance fee of at least 3% of the payment.

    • There is a $30 application fee, which is non-refundable.
    • Your application is valid for up to 30-days.
    • You can change the selection on your application towards any unit so long as it is still available, and you have NOT signed a lease for another unit.

    Provide the name of your Guarantor and their email address under the Additional Applicants Section of the application. This information is required. Each guarantor will receive an email to apply, and their application will be linked to your group.

    • ALL applicants are required to apply with a guarantor.
    • Some applicants have the option to apply without a guarantor but will be required to pay a double security deposit of the entire amount for the whole unit.
    • Provide the names of each Roommates / Housemates, and their email address under the Additional Applicants Section of the application. This information is required. Each roommate will receive an email invite to apply, and their application will be linked to your group.
    • ALL applicants are required to upload a copy of their photo ID when applying.
    • Key person should email their group including guarantor’s that they have completed their application and for them to be on the lookout for each person’s email invite. If they don’t immediately see an invite, they should check their junk folder. The email will come from donotreply@rentmanager.com

     

    If you cannot obtain a guarantor who is at least 25 years old with a valid US photo ID and who is currently employed (or provide proof of income), then you may have the option to apply without a guarantor but will be required to pay a double security deposit for the entire amount for the whole unit, if approved.

    Our leases are all joint and several and this will not be done on an individual basis. Therefore:

    All applicants in the group agree to apply each with their own guarantor and pay a security deposit equal to 1 month’s rent plus $200.

STEP 3:  VIEW THE UNIT

                   It is your responsibility to view the unit BEFORE you sign your lease.  You may ask the current residents to show you around.  If you have trouble getting them to show you the unit, please contact our office to schedule a showing.

 

STEP 4:  APPLICATION PROCESS

      • Payment can only be accepted through your Tenant Web Access (TWA) account or in the form of a cashier’s check or money order made payable to Meridian Group.  Cash cannot be accepted in our office and personal checks cannot be accepted for payment of a security deposit.

Payments made online with a debit or credit card are subject to a credit card finance fee of at least 3% of the payment.

Please note that this is only a request.  We will do our best to accommodate your request for an early move in but we cannot guarantee that your unit will be ready for move-in any sooner than your lease start date.

If approved, you must schedule a time to pick up keys and your move-in packet during our office hours as listed below:

Monday – Friday: 8 AM – 5 PM.

Our office is closed on Saturdays and Sundays, therefore we are not able to accommodate requests for Sunday move-in.
